Open houses are an essential part of selling homes, but they can also expose real estate agents to safety risks when the right precautions aren’t in place. Whether you're a seasoned pro or just starting out, keeping safety top of mind during showings is essential. Here’s how to protect yourself while still delivering a great experience for potential buyers.

Host during daylight hours 

Schedule open houses during the day. Natural light not only boosts curb appeal, but it also makes it easier to monitor your surroundings. Daytime events are typically less risky and attract more serious buyers. 

Use a sign-in sheet and check IDs   

Require visitors to sign in with their full name, phone number, and email. This simple step creates a record of everyone who enters the home. For added protection, check IDs to confirm accuracy and keep an eye on who’s coming and going. 

Hide personal items and valuables 

Before the open house, advise your clients to store away jewelry, electronics, mail, and medications. This helps reduce the risk of theft and allows you to focus on your job instead of worrying about what’s in each room. 

Limit entry points 

Set up clear signage so visitors enter and exit through one door. This allows you to greet everyone personally, obtain visitor information, and helps ensure no one slips past unnoticed. 

Have an emergency exit plan 

Know the layout of the home and make sure exits are accessible. Keep your phone on hand, park in an easy-to-leave spot, and trust your gut.
